The MLS (Multiple Listing Service) is a cooperative listing service utilized by licensed real estate agents and brokers. It serves as a database where members can input comprehensive property information for listings. All MLS members have the right to show or sell properties listed on the MLS and are entitled to a commission if they bring in an offer that results in a successful sale. The majority of home sales are facilitated through participation in the MLS.
The goal is to maximize exposure for your property, and the MLS is the primary platform to achieve that. Real estate agents consider the MLS as the go-to inventory of homes and rely on it to find suitable properties for their clients. They seldom rely on newspaper ads or other advertising sources to find available properties, even though they may use them for their own
promotions.
Having your property listed in the MLS ensures the necessary exposure and increases the likelihood of a real estate agent finding a buyer for your home.
Yes, the majority of properties are sold through the MLS due to the extensive network of Realtors who use this platform to find homes for their buyers.
We have a standard fee for listing your property on the MLS. Additionally, we provide a range of marketing options and supplementary services available for purchase in our Basic Packages. Be assured that there will be no unforeseen charges beyond what has been previously discussed.
We do not currently offer rental listings.
No, we do not handle commercial listings due to the complex nature of this type of listing. It is recommended to hire a traditional local broker specializing in commercial properties.
Realtor.com and the MLS are two separate sites. Realtor.com is operated by MOVE, Inc. It downloads property data from hundreds of local MLS’s and makes that property data available to the public. Realtor.com is not a "For Sale By Owner" website, so seller's contact information is not available or permitted to be posted. On the local MLS, however, it is acceptable to list the seller as the property contact because it is only accessible to Realtors.
The advantage of MLS is that every participating broker and agent has an incentive to sell your home, effectively putting every agent in the area to work for you. The MLS is the first place a buyer's agent looks, offering instant and widespread exposure for your home.
Yes, with certain parameters. You have 14 days after placing an order to request a refund if you have not signed and returned your Listing Agreement and if your property has not been listed on the MLS. If you meet these qualifications, you will be refunded the listing fee amount. Once the listing process is completed by the broker, you can request to cancel your listing on the MLS, but the listing fee is non-refundable.
Yes, your contact information will be listed on the MLS. This allows agents to contact you directly for showings and to initiate purchase negotiations. In some cases, your broker may also be able to post your email address. On "public" websites such as Realtor.com or Zillow.com, only the broker's contact information is allowed to be displayed. The MLS has rules governing the syndication of information to third-party websites, and these rules are strictly enforced.
We refer all buyer leads directly to the seller. In some cases, our brokers may receive calls, and if a buyer says they are represented by an agent, they may suggest having their agent call you to set up the showing.
No, there is no mandatory commission. However, we recommend offering an incentive to a buyer's agent in the range of 2-3%. Providing a higher commission can increase your chances of finding a buyer. If a real estate agent presents an accepted offer that reaches closing, the commission is paid directly by you to the buyer’s brokerage firm upon the close of escrow. No commission is required if you sell your home to a buyer who is not represented by a broker or agent.
Yes, you can request the cancellation of your listing at any time through our website. However, if there is an ongoing contract on the property involving a buyer procured by a cooperating broker, a support request will need to be submitted. There are no termination fees or penalties, even if you cancel before the expiration date. Please note that no refunds will be provided after your property has been listed.
The level of assistance we provide depends on the service package you choose. Our "Basic" and "Popular" packages include limited assistance.
Depending on the package you signed with, your home will not only be listed in the MLS but also on the various websites that home buyers visit when searching for a home. The specific websites depend on syndication feeds from the local MLS. These internet listings provide national exposure to potential home buyers. This exposure can greatly contribute to selling your home quickly and at the best price.
